Description
Our client has offices in some of the most charming and interesting villages of London and is looking to recruit a Property Manager for their Notting Hill office. They are an independent and professional firm with a 'can-do' attitude covering all aspects of residential and commercial property.
You will be responsible for all aspects of the management of a range of residential properties, providing the ultimate point of client and leaseholder contact on all properties across the specific allocated portfolio. The role requires an experienced property/estate manager who has the experience, ability and presence to deal with clients and leaseholders at all levels. The individual will have a thorough knowledge of all aspects of building and surveying having worked in the industry for at least two years.
Your duties will include:
Planning cyclical maintenance programmes with surveyors/contractors
Placing and overseeing of maintenance contracts for equipment, plant and general services within residential blocks
Ensuring the efficient and effective manning of all facilities within the blocks
Overseeing of landscape maintenance, cleaning of common areas and communal areas
Recruitment and appointment of site-based staff (porters, etc) and dealing with day to day issues
Supported by Building Surveyors - who have knowledge of building works - but will not be required to write specs
Identify works that need carrying out. Placing of orders for repairs and authorisation of payments for work satisfactorily completed (initially in conjunction with head of department)
Liaising with insurance brokers/companies, boards of directors, building surveyors, contractors, specialist consultants, other members of M&P staff. Chairing residents meetings
Preparing framework of service charge notice and budgets in conjunction with accounts department
Responsibility for health and safety issues arising from staff activities including risk assessments and audits
Your experience should include:
Ideally at least two years experience in an estate or property management field
Dealing with contractors and specialist consultants and getting the best out of them
Section 20 Notices
Detailed understanding of Leases
Progressing of Licenses to Alter and Licenses to Assign
Basic understanding of building matters (without being a building surveyor) and everything associated with them (e.g. wiring, alarms, security systems, pipe-work, minor repairs, seek out causes of damage, know where the damage originates, etc)
Lifts and lift maintenance
Health & Safety and fire regulations
Computer literate Word, Excel, Outlook Express, TRAMPS an advantage
Working knowledge of accounts
Experience in progressing buildings insurance claims
You will need to be degree educated, an excellent communicator, reliable as well as motivated and determined.
