Description

We have a temporary vacancy for at least 3 months for a Maintenance Surveyor.

A car is essential for this role.

Under the direction of the Maintenance Manager work to provide an efficient and effective maintenance service for the tenants and leaseholders. Main Duties: Be responsible for the day-to-day delivery of the repairs and maintenance services within designated areas. Work in Partnership with Responsive Repair contractor to develop and maintain an excellent service. Consider variation order requests from the contractor and approve as appropriate. Advise residents on works required and the timescales for completion. Carry out Post Inspections of completed repairs across all disciplines to a minimum percentage, as contained within performance standards, under the instruction of the line manager. Liaise with statutory authorities to ensure availability of services to premises. Within a designated area maintain financial control of the maintenance budget and report regularly on budget commitment and spend. Keep sufficiently well informed and up to date on current procedures and processes to ensure appropriate advice is given to officers and residents. Issue clear technical instructions to contractors on maintenance works in accordance with best practice and health & safety regulations. Keep appropriate up-to-date and accurate records as required whether manual records or computerised.

Use Information Technology in the work environment and in particular the Northgate Integrated Housing Management system plus Microsoft Office.

Use the appointments system for inspections. Keep up to date with new developments and assist in their introduction. Assist in monitoring tenant satisfaction with the maintenance service through surveys and other methods of obtaining feedback.

Liaise effectively with residents and other officers as necessary. Respond appropriately whether verbally or in writing to enquiries about maintenance issues and requests to improve a property from tenants/leaseholders. Advise on the suitability of sub contractors for various projects. Obtain quotations for minor works and raise works orders in line with the scheme of delegation. Monitor the work of the partner contractor, resolve failures of performance and refer to the line manager.

Advise on resolution and agree action in conjunction with the line manager.

Attend Contract review meetings as requested. Carry out repairs inspections with Neighbourhood Managers. Advise and assist Neighbourhood Managers and Void & Allocations officers with decisions on building/estate repairs. Identify repairs that require a specialist solution e.g. technical defect and recommend appointment of specialist officer or consultant. Collect data about the condition of the stock, to facilitate the update stock condition database.

Recommend works to be included with a Major Works programme Undertake estate inspections with neighbourhood managers and where appropriate Contractors and Resident Association representatives and lead on technical matters ensuring that communal repairs are completed on time and within budget. Participate in providing technical training for Customer Services staff. Uphold and implement the
